Yapa Milan: expansion and continuity of a gastronomic experience

For the new Yapa restaurant venue in the heart of Milan, Renewall managed a project of architectural expansion and integration involving a space adjacent to the existing restaurant, while keeping operations fully active throughout the works.

The project required extremely precise site management, including selective demolitions, the complete installation of new electrical systems (with BTicino MyHome integration), plumbing and air conditioning, as well as the installation of two 5-meter structural steel beams to support the slab above and the construction of new suspended ceilings with acoustic insulation and geometric soffits.

During a summer break of just 20 days, the most delicate structural phase was completed: the demolition of the dividing wall between the two units and the reconnection of the spaces. The junction was executed ensuring seamless material continuity across floors, walls and ceilings.

The construction site was completed in three months overall, with minimal interference to restaurant operations and a level of construction integration fully aligned with the architectural language and identity of the project.

Operating within an active restaurant, under extremely tight execution timelines and with a high concentration of complex works within a limited time frame.

The site involved multiple specialized craftsmen and workers, coordinated in overlapping phases, with additional challenges related to material sourcing and the need to respect variable operational windows linked to the restaurant’s activity.

Renewall approached the project with a general contractor mindset, based on a rigorous internal organization and precise planning of all construction phases.

We directly coordinated workforces and supplies, personally managing key elements such as windows and frames, the organization of structural works, the installation of steel beams, the construction of the steel canopy, and specialized finishes, including the application of Clayworks surfaces.

Each phase was scheduled to minimize interference, optimize timelines, and ensure operational continuity.

Despite an unexpected two-week reduction in the overall schedule, caused by design changes during execution between the restaurant’s reopening and the summer closure, the project was completed in compliance with the overall timeline.

A result initially considered challenging, if not impossible, given the difficulty in sourcing the windows, the supply and installation of two 5-meter steel beams, the construction and summer painting of the steel canopy, and the execution of the material finishes.

The project demonstrates how process control, coordination, and method are essential to managing highly complex commercial construction sites.
